The short answer
As of August 2026, a business traveller who needs a month or more in the Monterrey metro area is choosing between four things: an extended-stay hotel room, a furnished apartment let monthly, a whole furnished house, or a direct lease on an unfurnished unit.
Which one is right depends on three questions and almost nothing else: how many people are travelling, whether a company is paying and needs an invoice, and whether the end date is firm. Answer those three and the choice usually makes itself.
Extended-stay hotel: simplest, worst value for a long stay
A hotel is the lowest-effort option and the one your travel policy already understands. Daily cleaning, a front desk, and a folio that finance recognises without any explanation.
It stops making sense as the stay lengthens, for two reasons that compound. There is no real kitchen, so every meal is a purchased meal for thirty days, and there is no washer, so laundry becomes a service line. For one traveller on a two-week trip it is often still the right answer. For a month, the arithmetic usually turns.
Furnished apartment by the month
This is the standard answer for a single traveller on a long assignment, and it works well. You get a kitchen, a washer and a door of your own, generally on a monthly rate rather than a nightly one.
Two things to verify before committing. First, whether the operator invoices properly: if a company is paying, a stay you cannot document is not cheaper, it is unrecoverable. Second, the actual size of the unit against the number of people, because a one-bedroom that sleeps two on paper is a difficult month for two colleagues who are not close friends.
A whole furnished house
This is what we operate, so treat the following as a description rather than a recommendation. It is a three-bedroom house in Guadalupe, Nuevo Leon, with five beds, one full bathroom, capacity for up to seven guests, an equipped kitchen, WiFi, a washer, free parking and self check-in. We invoice, including CFDI for Mexican tax purposes.
A whole house earns its place when more than two people travel together, when a crew needs its own parking and its own schedule, or when a team wants to be under one roof rather than spread across a corridor. It is a poor fit for a single traveller who wants hotel services, and the single bathroom is a real constraint we state up front rather than in the fine print.
A direct lease, and how to choose between all four
A direct lease is the cheapest per month and the slowest to arrange. Mexican landlords typically ask for a guarantor or a legal policy, a deposit, and documentation that a newly arrived foreign professional often cannot produce quickly. Units usually come unfurnished. For an assignment measured in months rather than years, it rarely fits, and it almost never fits the first month of a relocation.
So: one traveller, short assignment, company policy built around hotels, choose the hotel. One traveller, a month or more, choose a furnished apartment. Two or more people travelling together, or a crew, choose a whole house. A stay measured in years, sign a lease.
