Nearshoring in Nuevo León: why lodging gets solved before permanent housing

People arrive before the paperwork does. Between the first flight and the first signed lease there are weeks somebody has to house — and that stretch is rarely in the launch plan.

Full kitchen for long stays and work trips

The real order of a launch

On paper, a new operation is installed in tidy phases: site, permits, hiring, housing. In practice the launch team travels long before half of that exists, because someone has to walk the site, close suppliers and interview local staff in person.

That gap is structural, not a planning failure. And it produces a very specific need: housing a small group for weeks or months, with a proper tax invoice, before a single lease exists in the company's name.

Why a lease does not cover that stretch

A residential lease in the Monterrey metro area typically asks for a guarantor or a legal policy, a deposit, and documentation a newly arrived company does not yet have on hand. It is not impossible, but it is not immediate either, and it starts badly when the person who has to sign landed three days ago.

There is also a practical reason. During a launch nobody yet knows how many people will stay or which side of the metro area they should live on. Signing an annual contract before knowing that is an expensive decision taken with the worst available information.

What lodging at this stage actually has to do

Three things above all: fit the whole group under one roof, invoice the company properly, and allow the end date to move — because nobody knows when a launch actually ends.

Then come the ones that decide the daily experience: a full kitchen, a washer, free parking and self check-in, because flights at this stage land at odd hours and the days start early.

Where a house in Guadalupe fits

Our house is in Guadalupe, Nuevo León. It has 3 bedrooms, 5 beds and 1 full bathroom for up to 7 guests, and we issue a Mexican tax invoice (CFDI) for the stay. It works as a base for work in the eastern and northern part of the metro area — the Apodaca industrial corridor, Juárez, or Pesquería.

That single bathroom is worth putting on the table early: for a launch team of four or five it works well; for seven people all leaving at the same hour it has to be organised. We do not publish exact drive times — check your own route to the actual project site.

How to plan the in-between phase

Treat it as a phase with its own dates, not as a loose expense line. Give a probable arrival and departure range, the maximum headcount, and who is authorised to extend it when the launch runs long — because it usually does.

With that settled, the people arriving can spend their attention on standing up the operation rather than on where they sleep next week, and finance receives a clean invoice for each period.

FAQ

It varies widely by project — from a few weeks to several months. What matters is giving the probable range up front, so an extension does not depend on last-minute availability.
